An inventory is a report not only including the internal description of the property but also giving an accurate as possible description of the fixtures and fittings. It is compiled shortly before the commencement of the tenancy and checked at termination for any defects or dilapidations which may have accrued.

Consideration is taken with fair wear and tear for the period of the tenancy. The guidelines set out below will assist you at the end of the tenancy to prevent any incurred charges.

CLEANING: The property should be left clean and tidy on departure. A cleaning charge may be incurred if the property and, or fixtures and fittings are left in an unsatisfactory state.

CARPETS: You may be charged for cleaning any marks or stains and for part, or all of the cost of damages.

DECORATION: Fair wear and tear will be taken into consideration, however, you may be charged for tears to wallpaper, excessive chips to woodwork or plaster damage caused by over use of nails or screws etc….

STORED ITEMS: Any items stored or moved during the tenancy must be returned to their former location and in the original condition, and where applicable, cleaned and ready for use.

METER READINGS: Meter readings must be taken on the last day of your tenancy in order to finalise all utility accounts. If for any reason the meters are inaccessible please inform us.

KEYS: All keys are to be returned to our office on the final day of the tenancy. Keys must not be left in the property.
