Montrose Properties has a great reputation for looking after the needs of both landlords and tenants.


We want tenants to be happy and, since we began in 1981, we have worked hard to achieve this. In that time we have built long-term relationships with landlords and tenants – some of whom have rented from us for over 20 years!


We are confident about providing accommodation and service that exceeds expectations. In our office we keep a comments book where you can read the many positive comments that people have left over the years.


If you have problems or concerns – with paying rent, neighbours or other residents, with your property or neighbourhood - please contact our office as soon as possible. We have years of experience, nothing surprises us, and we are always happy to help.


And the same applies if you feel disappointed with our service. There are few problems that cannot be solved, or avoided, by good communication. We have an effective complaints procedure in place and are members of ‘The Property Ombudsman’ - see

Property maintenance


Maintenance issues are always dealt with as soon as possible.


  • Potentially dangerous emergency faults within 24 hours.
  • Urgent repairs - essential to basic living standards or which could cause further damage if ignored - within seven days.
  • All other requests within 30 days.


When you contact our office you will be given a job number for identification in case you need to call us again.

If your request is for a general improvement – such as the supply or removal of furniture – the landlord will need to agree. But we always try to be fair to both parties when negotiating improvements.


Our maintenance staff, or contractor, will need to have access to your home and if this is not acceptable you will need to discuss arrangements with us.

Inventory notes


An inventory is a report that describes the interior of a property, fixtures and fittings and lists the contents. It is compiled shortly before the start of a tenancy and checked at the end for any defects or dilapidations - taking fair wear and tear into consideration.


These guidelines may help prevent any charges.


Cleaning The property, fixtures and fittings should be left clean and tidy on departure – otherwise there may be a cleaning charge.
Carpets You may be charged for cleaning any marks or stains and for all, or part, of any damage cost.
Decoration You may be charged for tears to wallpaper, excessive chips to woodwork or plaster damage caused by over-use of nails or screws … taking fair wear and tear into consideration.
Stored Items Any items stored or moved during the tenancy must be returned to their former location, in original condition and, where applicable, cleaned and ready for use.
Meter Readings Meter readings must be taken on the last day of your tenancy to finalise all utility accounts. If the meters are inaccessible please inform us.




All keys are to be returned to our office or our representative on the final day of the tenancy. Keys must not be left in the property. A 'check out' appointment should be made for us to visit you when you are ready to leave the property so we can inspect the property with you and to agree that the inventory of contents is intact.
