Tenants Information and Fees

Montrose Properties has a great reputation for looking after the needs of both landlords and tenants.

We want tenants to be happy and, since we began in 1981, we have worked hard to achieve this. In that time we have built long-term relationships with landlords and tenants – some of whom have rented from us for over 20 years and many have come back to us as Landlords!

If you have problems or concerns, whether it be with your property, rent payments or neighbours and other residents, please contact our office as soon as possible. We have years of experience and are always happy to help.

The same applies if you feel disappointed with our service. There are few problems that cannot be solved, or avoided, by good communication.We have an effective complaints procedure in place and are members of The Property Ombudsman.

Appointments, Viewings and Fees 

Our lettings team are highly knowledgeable about the properties we offer and are happy to discuss your preferences and needs to find the right property for you.

Where possible, we are happy to drive you to viewings, provided you’ve made an appointment to meet at our office, where free parking is available. This also helps us with our team’s personal security, knowing that you have been into our office and added your details to our systems as well as hopefully being convenient to you– especially if you are new to the area and you're not sure where you're going! You can if you prefer, arrange to meet at the property.

We will not charge you a fee for referencing or administration. Since 1st June 2019 it's been illegal!

We may however still charge a tenant any or all of the following:

  1. The rent.
  2. A security deposit of a maximum equal to five weeks rent.
  3. A holding deposit of no more than one weeks rent.
  4. Reasonable charges for lost keys or security fobs.
  5. Default fees for late payment of rent (after 14 days).
  6. Payments associated with contract variation when requested by the tenant of £50.00 or reasonable costs incurred if higher.
  7. Payments associated with early termination of the tenancy when requested by the tenant and
  8. Payments in respect of bills, utilities, communication services, TV license, council tax and green deal or other energy efficiency charges.

 Fees applying to all pre-existing entered into before 1st June 2019


We shall continue to apply the charges within the existing tenancy agreements until 31 May 2020.
